Groundhog day(s) ...

Painting ... well, we knew based on the multitude of colors in the house this wouldn't be a fun time ...
well, the fun-ness never ends. literally.
For almost two weeks, all we did was PAINT ... and this is just the UPSTAIRS.
first, prime the ceilings, from which we removed the popcorn ceiling.
then first coat prime the walls ... four bedrooms, master bath, master closet and hallway ...

Remember the blue room?
Remember the lovely rust master bath ...
Trim done upstairs ...

In the end: Three (3) coats of Killz2 primer and two (2) coats of Behr ProX paint ... to cover the mess.

The awesome-ness of the removed popcorn ceiling is but a  moment of joy

 Now ...
... remove all remnants of the Cantina that the house held ...

ALSO, all flooring on the first floor, BE GONE!
THREE different ceramic floor tiles, two in this spot, plus the faux-wood flooring that, for some reason, had a "dance floor" in the center of the room with a different flooring ... in a rectangle. Ole!

The kitchen was stripped ... no stove or fridge in the house ...
so the cabinets out, sink, countertops and all plumbing, all go.
how rustic...

the "L shaped"  1/2 bath on the first floor, also gutted ...
Lovely Green, yes?

in the attic the duct-work supports were gone, so wooden braces went up to re-secure them.

had an HVAC guy in to look at the
heat pump unit and see if it's in working order ...  yes, it blows, in a good way.

Week One, Day One

So we have closed BUT goodness gracious, YES the house is ours.

The utilities are on ... small miracles.

Critical job one: change the locks.
Critical job two ... stop the leaks.

And the gutting process begins.
All interior doors are removed, also all closet shelving ...
Including the faux-shelving "system" the previous owners attempted to install. Niiiice. Not.

We have a house, we think

^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^*^
The next house we found, a HUD sale, in a nice quiet neighborhood.  Within our zip code requirement, with about the amount of interior work we believed we could handle.

HUD purchase, what a process. The bidding (offer) is done on-line ... nothing verbal, no one to talk to, no one to negotiate with. No one to ask questions  ...
Remember, it's the Federal Government. Here to help you.

In 24 hrs (or thereabouts) their big server either accepts or declines your offer.  First one, declined, second one accepted.

OK, let the games begin. Escrow money, contract signed. We think not so bad, "we're rolling now" ... close in a month and we're off to the races!  Whoa nelly, not so fast.

The process is filled with road-blocks ... yes, you can do an inspection, but you get to turn the utilities back on ( and we pay the turn-on/off fees that utilities charge), and yes, even though we are set to close in 2 weeks, you are gonna smack us with a "re-winterization fee" (another fee-builder by HUD with no human being to say whoa, stop!).

And, fill out this form and e-mail it back. Did you get it, Seller Atty's? Silence.
And fill out this OTHER form and e-mail it back. Did you get it, Seller's Atty? Silence.
Oh, we forgot to send you THIS form ... fill it out and e-mail it back. Did you get it, Seller's Atty? Silence.

Here is a HUD-1 Form. Wire us the money NOW.
Um, the HOA fees are missing, Seller's Atty, you need to re-do.
Silence.
Here is another HUD-1 Form. Wire us money NOW.
Um, the closing date is wrong, Seller's Atty, you need to re-do.
Silence

Here is yet another HUD-1 Form. Wire us money NOW.
OK, do we have a firm closing date and time?
Silence.

Hurry up and wait ...
Show up at the closing. Seller realtor doesn't show.
(guess you just want your check, right Darlin'?)
Seller Hired-Gun-Local-Atty: Sorry, problems. All the people on the Seller's side didn't approve. And the HOA amount is wrong. HUD-1 still wronge ...

Um, but you have ALL our $ already. Let's try again tomorrow.

So anticlimactic.
Oh, and by the way, you don't get keys. Yes, that's right, no keys. You get to hire a locksmith! What a racket. AND you get to break the padlock that secures the garage door.
No key for that either. Remember, it's the Government.

Yay, we have a house we can't get into.

Finding our first investment property

Our goal was to find a single family home for investment ... purchase, renovate, rent now, sell later.  We spent months and months looking for the right first property.
Research with Realtor.com, County property tax records, and driving around
...We picked one zip code and focused on that.  Selected and de-selected neighborhoods.

Many many many drive-bys ...  easy to eliminate some neighborhoods right off the bat.

We connected with our Realtor to see the insides of many more  ...  wow.  How some people live!  There were those that were already renovated to some extent, out of our price range.
Others having awkward layouts, bad locations, small rooms, yards too-big.
And others that, well, had no promise whatsoever.  We made a few offers, some too late, some too low.  Part of the learning curve.

Now, onto HUD ...HUD is the parent agency of the FHA. The FHA is best known as an insurer of home loans. When a borrower defaults on an FHA loan, the federal government pays the lender the balance remaining on the defunct loan. HUD takes control of the property and sells it.

We looked at a few HUD homes, in various neighborhoods, in various states of disrepair... Priceless was the one that, when the front door opened, out wafted, literally, a decade of cigarette smoke. GROSS. . . but of course, fixable.  Not meant to be ...

Finally we find this house:
